Director Building Operations

Who are we hiring?
The Director of Building Operations is responsible for scheduling, planning, and overseeing the employees engaged in building maintenance and event set up/break down daily. The Director will develop Back of House (BOH) trade event budgets for MSG Sphere matching staffing to event needs in the most efficient manner. The Director will also collaborate with Venue Operations department heads to develop annual capital project budgets, Develop CAR’s, provide quarterly project spending updates and follow projects thru completion assuring adherence to budgets.

What will you do?

  • Working with other Venue Operations departments and MSG Sphere divisions, develop event budgets for residencies, attractions, and corporate & sporting events. Collaborate with Sphere business units to develop EVC budgets on quick turn-around for bookings as well as follow-up Final EVC’s once event is booked and requirements are set.
  • Oversee the management of the internal labor expenses for building operations, while assisting the VP Building Operations & Sr. Director, Electrical & Engineering with managing the department within parameters of the overall operating budget and as well as each individual event budget.
  • Direct the Building Operations Managers who oversee and supervise the daily operations of Building Operations trades and departments including the Utility and Conversion Crews, Custodial Department, and Uniform Distribution staff.
  • Track costs against budgets for both events (load up/set-up/event/load out) and departmental operations budgets (repairs/maintenance). Make necessary changes in process /procedures/scheduling to assure labor and event expense continue to track to each event budget.
  • Working with department heads, initiate, budget, plan and oversee building operations capital improvements assuring adherence to schedules and budgets thru completion. Compile scope of work and initial project cost estimates for annual capital improvement budget process.  Submit project CAR’s for all approved projects.
  • Develop and/or approve all union staffing schedules to assure efficiency in labor calls for both event requirements and maintenance functions. Monitor facility condition and plan; organize/assign work for trade labor in a cost-conscious manner, while seeking highest level of service to guests, clients and other building occupants.
  • Responsible for developing, maintaining and implementing preventative maintenance programs for all building event related equipment including but not limited to telescopic seating, staging, and material handling equipment. Engage outside vendors as necessary to make necessary repairs or complete service.
  • Work closely with other departments including Event Production and the Sphere business units to coordinate repairs and maintenance within the building while avoiding impact to events/functions.
  • Responsible for coordinating event related building operations for union and non-union labor related to event and physical building set-ups/installation, day of event execution and the subsequent event load out.
  • Continuously review departmental needs and make recommendations on employee training, maintenance and special projects with a goal of insuring the highest client satisfaction and guest experience.

 

SUPERVISION: 

 

  • Direct management of (4) Building Operations Managers overseeing Operations Supervisors, Utility & Conversion Department, Uniform Distribution, & Custodial Department

 

SPECIAL REQUIREMENTS OF THE JOB:

 

  • Ability to work a flexible schedule including nights, have split days off, work weekends and holidays in a 24-hour, 7 days a week environment.
  • Ability to work at height (upwards of 200’-300’+) on interior and exterior catwalks.
  • Extensive standing, walking, keyboard usage and general administrative duties
  • Occasional travel to NY or Burbank, CA (<10%)

What do you need to succeed?
  • The ideal candidate will have a minimum of 7-10 years of Facility Management experience dealing with multiple events in a time sensitive environment required.
  • Progressive experience in Venue or Facilities Management with direct responsibility for supervising back of house operating functions with an emphasis on Building Maintenance and Operations.
  • Extensive knowledge of venue telescopic seating systems required.
  • Working knowledge of custodial cleaning procedures including COVID-19 health, safety, and santization protocols preferred.
  • Ability to demonstrate success in managing multiple tasks while under tight deadlines and financial constraints.
  • Leadership ability that can guide across multiple functions and labor groups.
  • Excellent communication skills with all levels of the organization.
  • Ability to resolve conflicts.
  • Commitment to providing a high-quality service experience for both internal and external clients.
  • Ability to pan for, develop, analyze and manage expenses to a budget.
  • Experience Managing a highly unionized workforce operating under multiple CBA’s.
  • In depth knowledge of building systems and facility management.
  • Knowledge and ability to create, understand and manage complex departmental P&L’s, Day of Game, Operating and Capital Budgets. Must be proficient in understanding and participating in the financial reporting process (forecasting spending, cash flow, and identification of potential departmental risks and opportunities).
